BREAKING (2026-01-06) - A $1 billion+ development called "Potomac Overlook" is planned for the former Key Bridge Marriott site in Rosslyn, proposing a massive 1,775 residential units and a 200-room hotel on the 5.5-acre waterfront lot. The ambitious project would transform one of Rosslyn's most prominent locations into a major transit-oriented development overlooking the Potomac River.
The Key Bridge Marriott at 1401 Langston Boulevard has experienced a dramatic transformation from ambitious redevelopment project to public safety concern requiring county intervention.
Marriott sold the property in 2018 to developers who secured Arlington County approval in March 2020 for an ambitious plan featuring a renovated hotel and two 16-story residential buildings. However, the project stalled by 2022 due to financial difficulties experienced by the Los Angeles-based developer.
As the vacant property deteriorated, Arlington County took decisive action. Arlington County condemned the building in March 2023, citing unsafe and unsanitary conditions. In May 2024, officials escalated their response by declaring the property a "public nuisance" and assuming responsibility for securing and demolishing the structure.
Demolition commenced in early 2025 and is currently ongoing. A significant development occurred in July 2025 when the original redevelopment plans officially expired, leaving the site's future uncertain.
