The NRCA Board met with the developer (Quadrangle) of the proposed Potomac Overlook project at the former Marriott site. As a follow-up, we are sharing the attached document (above), which summarizes what we learned from our initial discussion.

2026-01-06:
The "Potomac Overlook" Ambition A massive $1 billion+ transit-oriented development is proposed for the 5.5-acre waterfront site. The plan envisions transforming the lot into a major destination featuring 1,775 residential units and a 200-room hotel.

2018–2025 (The Historical Struggle):

Despite the high potential, the site has suffered years of stagnation and decay:

2018–2020 (The First Attempt): Marriott sold the site to developers who secured County approval in March 2020 for a renovation and two residential towers.

2022 (The Stall): The project halted due to the developer's financial difficulties.

2023–2024 (The Decline): The vacant building deteriorated rapidly. Arlington County condemned the building in March 2023 and declared it a "public nuisance" in May 2024, taking control to ensure safety.
