Zoning Variations

The North Rosslyn Civic Association (NRCA) is working to address serious concerns about cell tower installations in our neighborhood, specifically at 1101 19th Street (Potomac Tower). Our community was left out of critical decision-making processes that directly impact our daily lives.

Our Efforts

The NRCA discovered that cell towers were installed without proper public notification, violating established zoning procedures. The antenna structures reach 31.9 feet above the main roof, exceeding the 23-foot height restriction outlined in zoning ordinances 1. This construction has materially impacted the views of six residential units at the nearby Waterview Residences, just 20 feet away 1.

We've taken action by formally communicating with the County on February 12, 2024, requesting better notification processes including non-technical summaries, visual representations, and detailed impact explanations 1. Despite receiving acknowledgment from the County, no meaningful changes have been implemented 1.

The NRCA has now formally requested a County Board investigation into how this project proceeded without proper community engagement and zoning compliance 1. We're also advocating for more rigorous oversight and inclusive engagement processes for future development projects 1.
